Set Back or Opportunity?

This morning, we received a very interesting email from the sellers of the farm. They reported that the oil furnace in the home we are buying developed a problem and COVERED the interior of the house with a thick layer of BLACK SOOT. The seller has contacted the boiler repair person and insurance adjuster only to find out:

1) the boiler (heater) needs to be replaced;
2) the A/C unit which is very old also needs to be replaced (in order to work efficiently with the new heater);
3) the walls/wall paper, floors, ceilings, carpets need to be cleaned and/or replaced.
4) the ducting needs to be cleaned and/or replaced and rerouted.

WOW! What a mess?! Or is it? We are rejoicing that this happened when it did and not AFTER we did all the interior painting and upgrading we have planned. Also, the fact that it happened when it did is a huge blessing as no one was in the house when it occurred. Sometimes when a furnace malfunctions like this it emits carbon monoxide gas. Phew! Glad we weren't around.

The sellers are being very gracious in this whole thing. We really feel for them as they are stuck with dealing with this problem. They have invited our input into the solution.

We will be looking into everything and making some decisions which will hopefully result in a fair and prompt solution to this problem.

The Lord is OUR shepherd, we shall not want!
